A view of October 2008 market activity for the Hernando County Real Estate market shows the average selling price of single family home in Hernando County dropped to the lowest in months.  The number of homes sold during the month dropped after a jump in September.  Homes sold during the same period fell from the previous to the fourth lowest of the year. In the comparison between listing price and sales price of homes closed, the variance held under eleven thousand during the month. The absorption rate that calculates how long it will take to exhaust all current listings rose to twenty one months after falling to the lowest of the year in September.  A slight increase in the price per square foot in the cost of living space, provides a snapshot of dollar value of living space regardless of features.

As the market continues to make changes, buyers have more opportunity to negotiate for a home they want and sellers will have to adjust their expectations for profit to the new reality.
